Richardson, Planning Director SUBJECT: Request for variances of the maximum area requirement and of the setback requirement for an owner identification sign located in a RM-H (Residential Multiple Family Dwelling -Highest Density) District at 7655 Park North Drive (Section 3 0-28 (b) 1). The variance of the area requirement is from 20 sq. ft. to 35 sq. ft. The variance of the setback requirement is from 25 feet to 6 feet, STAFF REPORT The Creekwood Village Apartment complex, constructed in 1984, contains 152 apartment units in 12 brick and frame buildings on a platted 7,525 acre tract of land in north Beaumont, east of the Eastex Freeway, The apartments are accessed from Park North Drive, The owners recently completed renovations and improvements on the property. The company wishes to replace the existing owner identification sign with a new sign, HT, AREA DIMENSIONS SETBACK OLD SIGN 36" 37 sq. ft. 3' 511 x 10'6" 61 NEW SIGN 10' 35 sq. ft. 5'x 7' 61 REGULATION FOR ID SIGNS IN RM-H DISTRICT: 15' 20 sq. ft. -------- 251 Information as to the existing and proposed sign setbacks from property lines was furnished by the apartment management. ANALYSIS Condition A, - (Applicant's statement ): The new signage will serve to enhance the curb appeal of our recently renovated property, thereby enhancing the overall aesthetics of Park North Drive. Condition B- (Applicant s statement): The current signage in its current location is very difficult to see from the roadway. Since we have renovated the office and the property, our new sign would tic n av sign would extend 2-3 feet higher than the current sign. -in our nautical theme. The proposed Condition C., (Applicant's statement): The spirit of the ordinance will still be observed in that the signage will not detract from the surrounding landscape, but will enhance the area. In fact, the variance, if granted, will serve to enhance not only our property, but the entire area around the property. The overall height of the proposed signage is 7 feet. Staff Note: The size of the sign face is YxT. The overall height, according to the scaled drawing, is 10'.
