Richardson, Planning Manager SUBJECT: Request for variances for a non -conforming owner identification sign in the Oaks Historic District. FILE: 47 1 -BA STAFF REPORT Hubert McCray, applicant and owner, is requesting variances to the height requirement and the maximum area requirement for an owner identification sign in the Oaks Historic District. The sign is Ttall and 15 sq. ft. in area. The Zoning Ordinance allows a sign a maximum of 6' tall and 12 sq. ft. in area. The applicant operates a Farmers Insurance office at 2505 Laurel, Mr. McCray has been at this location since 1995. The sign was installed prior to the formation of Phase 11 of the Oaks Historic District in 1997. Section 30-21.2 of the Zoning Ordinance requires that all structures and parking lots, except for main and accessory structures and fences, come into compliance with the regulations within four years. The amortization period has now expired. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for a variance have been met. Exhibits are attached.
