Richardson, Planning Manager SUBJECT: Request for variances to the 10' sign support setback requirement and landscaping requirement of Chapter 30-23 (f) 4c to allow a V setback and no landscaping at 1075 Martin Luther King Parkway. FILE: 477-BA NOTE: This item was tabled at the April 4, 2002 Board of Adjustment meeting, STAFF REPORT Eric Meadows with Phelan Investments is requesting variances to the 10' setback requirement and to the requirement that the sign be surrounded by 150 sq. ft. of landscaping for a sign to be constructed at the site of the old Coca-Cola bottling plant at 1075 Martin Luther King Parkway. This property is located in the Martin Luther King Parkway Urban Corridor Overlay District. The Zoning Ordinance requires that no part of a sign shall be located any closer than 10' from any property line and that the sign be placed in a landscaped setting of no less than 150 sq. ft. 1075 MLK Partners, L.P. is renovating the now vacant building for a new tenant. They would like to place an owner identification sign along Martin Luther King Parkway, V from the property line. They would also like to be exempt from the landscaping requirement. The applicant states that the setback requirement and landscaping would utilize existing parking area which is needed forthe movement of trucks. The edge of the parking lot is approximately 4' 8 " from the edge of the parking lot. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for a variance have been met.
