Richardson, Planning Manager SUBJECT: Request for a variance to the minimum front yard setback from 25' to 22' to allow a new front porch on an existing house FILE: 518-BA STAFF REPORT James Stone is renovating a house at 2545 Pecos. Part of this renovation includes constructing a new porch that encroaches into the 25'ftont yard building setback by 3'. Mr. Stone states that the reason for the front porch is to make the house more compatible with other houses in the historic district. On May 10, 2004, the Historic Landmark Commission approved a certificate of appropriateness for the construction of the front porch with a recommendation that the Board of Adjustment approve the variance request. The Historic Landmark Commission felt that the addition would be an improvement to the house and the historic district. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval of a variance have been met. Exhibits are attached.
