Richardson, Planning Manager SUBJECT: Request for a variance to the maximum size and height requirements from 8 sq. ft. and Wtall to 48 sq. ft. and 12'tall for a new directional sign and from the minimum setback requirement of 10' to 2' 9". FILE: 521-BA STAFF REPORT State Sign Corporation is asking for these variances to allow the replacement of an existing directional sign for St. Elizabeth Hospital at 2830 Calder. The existing sign sits 2'9" from the front property line. St. Elizabeth would like to replace this sign with a bigger sign that is at the same location. State Sign states that the larger sign is needed to be readable from greater distances, thereby allowing drivers more time to safely turn into the entrance road to the hospital. In addition, the proposed sign would be partially blocked by a large oak tree near the comer if it were set back 10' from the property line. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval of a variance have been met. Exhibits are attached. Except as othenNise prohibited, the Board is crnpo%%vrcd'to authorize a variance from a requirement of the Zoning Ordinance when the Board finds that all of the following conditions have been met: CONDITION A: That the granting of the variance will not be contrary to the public interest. GRANTING THIS VARIANCE WILL ALLOW THE PUBLIC TO BE DIRECTED INTO THE ONE WAY HOSPITAL ENTRANCE ROAD MORE EASILY AND SAFELY. CONDITION B: That literal enforcement of the ordinance will result in unnecessary hardship bwause or exceptional narrowriess, shallowness, shape topography or other extraordinary or exceptional physical situation or physical condition unique to the specific piece of property in question. 'Unnecessary hardship" shall mew physical hardship relating to the property itself as distinguistwl from a hardship relating to convenience, financial considerations or caprice, and the hardship must not result from the applicant or owner's own actions.
