Richardson, Planning Director; Murray Duren, Senior Planner; Tyrone Cooper, First Assistant City Attorney; Bonnie Semien, Planning Technician; and Jill Cole, Recording Secretary. APPROVAL OF AC NUTES Board Member Fuller made a motion to approve the minutes of the January 5, 1995 Board of Adjustment Public Hearing. Board Member Harris seconded the motion. Motion to approve carried 5:0. SWEARING IN OF WITNESSES PUBLIC HEARING 1) File #373-BA: Consider a request for variances to exterior side and rear yard building setbacks. Location: 777 N. Fourth Street Applicant: Bethlehem Lutheran Church BOARD OF ADJUSTMENT March 2, 1995 Public Hearing Mr. Richardson explained that the request for variances from the required 10 foot exterior side yard building setback to 3' 1-1/4" and from the required 25 foot rear building setback to 6' 3-1X at the property located at 777 N. Fourth Street. The proposed plans of the Bethlehem Lutheran Church include a new narthex on the Fourth Street side and classrooms at the rear of the church. The existing buildings are as near as 6.15' from the property line on Fourth Street. Because of Fire Code requirements, the new construction extends to 3' 1-1/4" from the property line. The rear yard setback variance is requested so that corridors in the addition can align with existing corridors and so that existing paved parking can be preserved. Mr. Richardson recommended approval of the request because Conditions A, B and C have been met as required b.: Section 30-37 E. 3. Twenty-two notices were mailer tr• 1 roperty owners within 200 feet. No responses in favor or in opposition were reti rr,-A Board Member Harris asked how far back the church currently sets. Mr. Richardson answered just over six feet. Board Member Harris asked how much of a protrusion the new narthex would have. Mr. Richardson said the existing building is just over six feet and the protrusion would extend out and additional three feet. Board Member Harris asked how many feet between the narthex and the street. Mr. Richardson said it would be 7-1/2.' from the back of curb to the property line, for a total of approximately 10 feet. Chairman Eisen opened the public hearing and asked for the applicant's comments. Rob Clark, architect with Architectural Alliance, addressed the Board. He introduced I T. Beckman from Bethlehem Lutheran Church and Charles Thompson of Architectural Alliance who is the architect in charge of the project. Mr. I T. Beckman, chairman of Building Task Force from Bethlehem Lutheran Church, addressed the Board. He gave a brief background of the building project.
