Richardson, Planning Manager SUBJECT: Request for a variance to the maximum height regulations of Section 30-28 (c) 3 to allow an owner identification pylon sign to exceed the 50'height limit in a GC -MD (General Commercial -Multiple Family Dwelling) District. The request is for a 75' tall sign. FILE: 434-BA STAFF REPORT Lee H. Smith of Houser Noon Sign Division of Southwest Neon Signs, Inc., is making this request representing the THOP Corporation. The restaurant chain is constructing a new International House of Pancakes at 5875 Eastex Freeway, situated on an out parcel of land in fi-ont of K-Mart and just south and east of Wendy's. The company's application contends that a 50'tall sign as allowed will be blocked fi-om view by two existing billboards located northwest of their site. The application claims there are three other 75' tall signs in the immediate vicinity. The applicant has the burden of proof to show that conditions A, B and C for a variance have been met. Pylon Sign Height Variance IHOP Restaurant 5875 Eastex Fwy, Beaumont, TX 77706 To Whom it may concern, CORPORATE OFFICE IHOP Corp. is requesting a variance from the Maximum 50' high pylon sign restriction to a 75' high sign. There are two existing 50" high billboards beyond our front property line. These two billboards severely impact the visibility of a 50' high sign from highway 69. If we were allowed to install a 75' high sign, our sign could be seen above the billboards. There seems to be a precedent for signs exceeding the 50" limit in the area. There is, a 75' high Exxon sign immediately west and adjacent to our site. There also seems to be a 75' high McDonalds sign and a 75' high Toys R Us sign in the vicinity. We are excited to, be bringing another IHOP restaurant to the city of Beaumont and we must explore all avenues to insure that the business is as successful as possible. As you know, visibility to our potential customers can make a big contribution to the success of a location.
