Richardson, Planning Manager SUBJECT: Request for a variance to allow an open carport to be constructed within three feet of an exterior side (corner) lot line in an RS (Residential Single Family Dwelling) District. A ten foot minimum setback is required. STAFF REPORT The applicant, Tom Stripling, is representing the property owner, Bruce Allred. The brick home is located at 1210 Sheridan but the garage faces, Wilchester at the rear outside of the comer lot. The proposal is to build a 24'deep by 39'7 wide carport in front of the brick garage. There is 17 feet of grass between the curb and the property line. If a 3' setback is allowed, there will be 20' from the edge of the carport to the street curb. The applicant has the burden of proof to demonstrate that all three of the conditions necessary for a variance have been net. Exhibits are attached. As requested on your application, I am writing this letter to request a variance, as set out on my drawings, for an addition to my house located at 1210 Sheridan. I am asking for this variance because I only have a one car garage. My other vehicle has to sit out in the weather. I would like to have this vehicle sheltered, also. It would be of great benefit to me during bad weather because I would be sheltered from the rain as I exit my car and enter the house. Another reason, as you can see, this addition would give my house a nice looking appearance and that it would match the front. Thank you for your kind consideration to this matter.
