Richardson, Planning Manager SUBJECT: Request for a variance to the maximum sign area requirement for an owner identification sign from 70 sq. ft. to 425 sq. ft. FILE: 541-BA STAFF REPORT Preventive Medicine of Southeast Texas is requesting a variance to the maximum sign area requirement for its owner identification sign at 5875 N. Major Drive. The applicant feels that the sign is not obtrusive nor is it a visual distraction to traffic at the intersection. They state that the sign compliments the aesthetics of the facility, as well as enhances the community landscape. The sign is 5' tall, 85' long and 425 sq. ft. The maximum height and area allowed for a single tenant sign is 6' and 70 sq. ft., respectively. According to the Building Codes Division, the sign was constructed without a permit. The Planning Manager has been informed that the applicant was told that a separate building permit would be required for the sign. A hand-drawn A wall @ was shown on the building plans. It was not labeled as a sign. The Planning Division did not approve any building plans for a sign. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval of a variance have been met. Exhibits are attached.
