Richardson, Planning Manager SUBJECT: Request for variances to the minimum front yard building setback from 25' to 11.2' and to the minimum side yard building setback from 5' to 4.2' FILE: 533-BA STAFF REPORT Arnold Broussard, the property owner, wishes to build a house at 3170 Elinor. The house, if approved as submitted, would be 11.2' from the front property line and 4.2' from the west side property line. Mr. Broussard states that the house was formed and when a city inspection was made, he was instructed to have the lot surveyed to establish the setback lines. Mr. Broussard says that the house was formed in line with the houses on either side. He would like to build at the same front setback as the adjacent houses to the east and west. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval of a variance have been met. Exhibits are attached.
