Richardson, Planning Manager SUBJECT: Request for variances to the minimum side yard building setbacks from 10' to 5' and from 7.5' to 5' FILE: 559-BA STAFF REPORT David Roskos, representing L & F Homes, is requesting variances to the minimum side yard building setback from 10' to 5' and from 7.5' to 5' for a two story residential structure to be built at 1103 Iowa. Mr. Roskos states that the duplex structure will be approximately 3,800 sq. ft. in size and will include four bedrooms. Along an interior lot line, the minimum side yard building setback for a one story structure is 5' and 7.5' for two story structures. Along an exterior lot line, the minimum side yard building setback line is 10'. Mr. Roskos states that this structure and one on Vermont are the first of several residential structures that L & F intends to build in this area. The intent of the developer is to cater to students attending Lamar University. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
