Richardson, Planning Manager SUBJECT: Request for a variance to the maximum allowable height for an owner identification sign from 50' to 65'. FILE: 555-BA STAFF REPORT Tri-Con, Inc. is applying for a variance to allow the construction of a 65' tall sign at Express Mart 15 located at 5710 Highway 105. The maximum allowable height is 50'. The applicant states that an increase in sign congestion has occurred in the general vicinity of his company=s store, resulting in reduced visibility of the Chevron ID sign when compared to the Lamar Advertising billboard and Market Basket ID sign. He states that all three signs are located within 100' of each other. In addition, the overpass situated at the intersection of SH 105 and US 69 exacerbates the situation for traffic traveling north and south on US 69. The applicant states that northbound US 69 traffic exiting SH 105 appears to experience the greatest impact of these circumstances. He states that the Chevron ID sign does not come into view until after the driver has made the decision to take the SH 105 exit. The applicant feels that an increase in the height of the sign will improve the store=s visibility by offsetting the effects of the overpass. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
