Richardson, Planning Manager SUBJECT: Consider a request for a variance to the screening requirement to allow the deletion of 180' of an 8' tall wood screening fence FILE: 577-BA STAFF REPORT Scott Standridge has applied for a variance to the screening requirement to allow the deletion of 180' of an 8' tall wood screening fence. The property is located on the south side of Dishman, west of N. Major. A new Social Security office is being constructed on the subject property. The property abuts an approximately 52' wide DD#6 drainage ditch that is zoned RS (Residential Single Family Dwelling) District. West of the ditch are the DD#6 detention ponds and soccer fields. The Zoning Ordinance requires that whenever commercial property that abuts residentially zoned property is developed, it must install an 8' tall wood screening fence along the abutting property line. The applicant shall have the burden of proof that all three conditions necessary for approval have been met. Exhibits are attached. PUBLIC NOTIFICATION Notices mailed to property owners 8 .
