Richardson, Planning Manager SUBJECT: Request for variances to the rear yard building setback from 15' to 1' and from the side yard setback for a parking lot within the Oaks Historic District from 10' to 4.5'. FILE: 591-BA STAFF REPORT A-1 Glass Co., the applicant, is requesting a variance to the rear yard building setback from 15' to 1' and from the side yard setback for a parking lot within the Oaks Historic District from 10' to 4.5' at 1850 Calder Avenue. The property is one of the few along Calder included in the Oaks Historic District. The applicant is asking that the warehouse expansion be allowed to align with the existing buildings rear building line. The parking will nd encroach slightly into the 2 Street setback as the parking spaces will be on an angle. This is part of a plan to include all required parking, accommodate the Oaks Historic District regulations and at the same time preserve as many trees as possible. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval of a variance have been met. Exhibits are attached.
