Richardson, Planning Manager SUBJECT: Request for variances to the maximum height requirement from 6' to 12' for an owner identification sign and the landscaping requirements. FILE: 589-BA STAFF REPORT Mr.Jim Speed, the applicant, is requesting a variance to the maximum height requirement from 6' to 12' for an owner identification sign located at 5440 Old Dowlen Road. The property is located in the Major/Dowlen/Gladys/Hwy. 105 Sign Overlay District. The Zoning Ordinance requires that single tenant owner identification signs not exceed 6' in height. The applicant states that a 6' tall sign would not be visible from the street due to an 8' fence. The proposed sign will be a total of 12' in height, allowing it to be visible over the fence. Mr. Speed is also asking for a variance to the landscaping requirement for his sign. The Zoning Ordinance requires that signs be placed in a landscaped setting of not less than 120 sq. ft. The required landscaping would not be visible from the street due to the 8' fence. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval of a variance have been met. Exhibits are attached.
