Richardson, Planning Manager SUBJECT: Consider a request for a variance to the landscaping requirements for an existing parking lot FILE: 631-BA STAFF REPORT Simon Construction has applied for a variance to the landscaping requirements for an existing church parking lot. The property is located at 5910 N. Major Drive. Grace and Truth Gospel Tabernacle has seen growth in attendance and is therefore proposing to construct an additional 25 parking spaces. There currently 60 parking spaces available. The Zoning Ordinance states that when the number of parking spaces is expanded by 25% or more, not only must the expansion meet the current landscaping requirements but the existing parking lot must conform as well. The church The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
