SUBJECT: Consider a request for variances to the minimum side yard
building setbacks from 5' to 1.6' and 5' to 1.5'

STAFF REPORT
Chris Smith has applied for variances to the minimum side yard
building setbacks from 5' to 1.6' and 5' to 1.5'. The property is
located at 1945 W. Lucas.
The property owner wishes to construct a carport and covered deck
onto the front of her house. The house is currently located 1.6' from
the north property line and 1.5' from the south property line. The
property owner would like to line up the carport and the covered deck
with the sides of the house.
Mr. Smith states that if the carport must adhere to the 5' side
building setback, the posts for the carport would be located
approximately 2' into the driveway. He says that the driveway
would have to be expanded to the south to enable the property owner
to park her vehicle.
The applicant shall have the burden of proof to demonstrate that all
three conditions necessary for approval have been met.
