Richardson, Planning Manager SUBJECT: Consider a request for a variance to the minimum exterior side yard building setback from 10' to 6.25' FILE: 649-BA STAFF REPORT Jeremy Mitchell, representing the property owner, has applied for a variance to the minimum exterior side yard building setback from 10' to 6.25'. The property is located at 1315 Calder. Beaumont Events, LLC owns Lots 1, 2, 11 and 12, Block 9 and the adjacent abandoned alley in Calder Addition. They are planning to develop the property into an event center for weddings and other events. The building will face Calder. The owner wishes to have a portico on the side of the building facing Ewing Street. The portico will essentially be a carport that will serve as a drop-off point for guests. Mr. Mitchell states that one of the challenges of developing property in Old Town is having a property large enough to meet all the requirements of the City of Beaumont and still have the square footage required for a viable business. The main building will meet the setback requirements. The portico will be detached and if the need ever arises, it will be able to be removed without serious impact to the main structure. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
