Richardson, Planning Manager SUBJECT: Consider a request for a variance to the minimum front yard building setback from 20' to 3.43' and 8.43' and to the minimum side yard building setback from 10' to 1.54' FILE: 640-BA STAFF REPORT Benny Mendoza has applied for a variance to the minimum front yard building setback from 20' to 3.43' and 8.43' and to the minimum side yard building setback from 10' to 1.54'. The property is located at 1222 Wall. Mr. Mendoza states that moving the buildings would cause a hardship in that the buildings are already constructed (without building permits) and would be costly to move or demolish. The two larger buildings are leased for social events. The alley was abandoned by City Council on March 27, 2012. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
