HomeMy WebLinkAbout4-7-16 BA Minutes * M I N U T E S * BOARD OF ADJUSTMENT April 7, 2016 City Hall, 801 Main Street A Regular Meeting of the Board of Adjustment was held on April 7, 2016 and called to order at 3:01 p.m. with the following members present: Chairman Dana Timaeus Board Member Jeff Beaver Board Member Mary Jowers Alt. Board Member Christy Amuny Alt. Board Member Lee Smith Alt. Board Member Tom Rowe Board Members absent: Board Member Kelli Maness Board Member Joey Hilliard Also present: Chris Boone, Director of Planning and Community Development; Raymond Rowzee, Planner I, Fran Malvo, Recording Secretary, Tyrone Cooper, City Attorney APPROVAL OF MINUTES Board Member Jowers made a motion to approve the minutes from the March 3, 2016 meeting. Board Member Beaver seconded the motion. Motion to approve carried 5:0. Although there were six board members present, three of the board members were alternates and only two of the three alternates were allowed to vote. SWEARING IN OF WITNESSES PUBLIC HEARING 1) File 701-BA: Consider a request for a Variance to the minimum front yard setback from 25’ to 20’. Location: 5795 Frost Street Applicant: Larry Cheatham Mr. Boone presented the staff report. Larry Cheatham is requesting a Variance to the minimum front yard setback from 25’ to 20’, for his property at 5795 Frost Street. Mr. Cheatham would like to add a new family room to the west side of his home. The new family room needs to line up with access from the existing kitchen, limiting the location for the room. In order to have covered parking in front of the new family room, Mr. Cheatham Board of Adjustment April 7, 2016 hopes to build a carport in the 25 foot front yard setback. The new carport would sit 20’ from the front property line. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for a variance have been met. Twenty-two (22) notices were mailed to property owners within 200 feet of the subject property. No responses were received in favor and no responses were received in opposition. Slides of the subject property were shown. Larry Cheatham of 5795 Frost Street addressed the board members. Discussion followed. Board member Jowers made a motion to approve a Variance to the minimum front yard setback from 25’ to 20’ as requested in File 701-BA. Board member Amuny seconded the motion. Motion to approve carried 5:0. OTHER BUSINESS None. THERE BEING NO FURTHER BUSINESS, THE MEETING WAS ADJOURNED AT 3:15 P.M. 2
