NOTIFICATION:
You received this notice because it is required by State Law that all property owners of real property
lying within two hundred feet (200') of the property listed under REQUEST be notified of this hearing.
This will be the only public hearing held on this matter. The meeti-ng is open to the p-ublic, and you are -

Dear Members of the City of Beaumont Planning Commission and City Council,
I am writing to express my opposition to the proposed rezoning of approximately 366 acres
at the southwest corner of Dowlen Road and Delaware Street from R-S(Residential-Single
Family Dwelling)and A-R(Agriculture-Residential)Districts to PUD (Planned Unit
Development) District.
The letter I received,dated May 30,2025,raised several concerns and questions that I
believe must be addressed before any decision is made:
• How will an increase in runoff water from rain be managed?
• The applicant has not provided any description of the intended development.What is
being proposed for this area?
• Will the proposed development include connections to the private section of Windsor
Parkway?If so,how will this affect existing residents?
• Has the City conducted any traffic studies or proposed plans to manage the increased
congestion likely to occur along Gladys Avenue,especially at the intersection with
Dowlen Road?
• Why is only one public hearing being held on a matter that may significantly impact
surrounding neighborhoods?
Given that this proposed development may directly impact my property and quality of life,I
respectfully request that the City provide more detailed information and explore additional
opportunities for public engagement.We can collaborate to find a solution that benefits
both current residents and future development goals.

A Joint Public Hearing will be held by the Planning Commission and City Council of the City of Beaumont
on Monday, June 16, 2025 at 3:00 p.m. in the City Council Chambers located at 801 Main Street. The
request listed below has been submitted to the Planning office for review.
REQUEST:
Purpose: A request for approval of a Rezoning of approximately 366 acres from R-S (Residential-
Single Family Dwelling), RM-H (Residential Multiple-Family Welling-Highest Density) and
A-R (Agricultural-Residential) Districts to a PUD (Planned Unit Development) District.
Location: 366.06 acres at approximately the southwest corner of Dowlen Road and Delaware
Street extending to Gladys, and just east of Wildflower Drive.
Applicant: Sam Yager III of Acadia Dowlen, LLC
NOTIFICATION:
You received this notice because it is required by State Law that all property owners of real property
lying within two hundred feet(200') of the property listed under REQUEST be notified of this hearing.
This will be the only public hearing held on this matter. The meetings open to the public, and you are
invited to attend and be heard. Any inquiries regarding further information on this request will be
answered by calling: (409) 880-3764. Please refer to FILE # PZ2025-126.
