PUBLIC HEARING 8/16/2021 I own a house, a duplex and a vacant lot on W. Lucas which is 4 1/2 lots of the 7 lots that are on the cul-de- sac street facing the back of the applicant's property. This street is not a thru street and is not wide or long enough to accommodate the two proposed driveways for drive-thru lanes. One of the driveways included in the request is the drive-thru lane access for Quenchie's. Most afternoons there are numerous cars in line for the drive-thru that sometimes reach all the way to East Dr. This traffic interferes with the intersection of East Dr. and main W Lucas which is already a much used intersection. The cars in line at Quenchie's drive-thru often make it difficult to back out of the driveway at my duplex. Several times the cars have had to back up so I could exit my driveway. If this driveway was not included in the applicant's original specific use permit, it should never have been built and should not be approved at this time. The second driveway in the request would have traffic in the opposite direction and would have the pick up window on the back side of the applicant's building. Allowing this driveway to be built would add additional traffic to our residential street which would then have traffic from this center going in both directions. My properties are residential and those who live on this street should not have to tolerate any more problems created by this commercial property. There is no landscaping at all on the back side of the applicant's property, no screening of their dumpster and no attempt at all to make the property presentable from our residential street. I would like to know why this was not considered in their original specific use permit and request that Planning and Zoning consider that at this time. I have invested a lot money in the properties that I own on W. Lucas. I have been working to improve them and make them into nice income-producing residential properties. I feel very strongly that the applicant's request will negatively affect the value of my properties on W. Lucas.
