BEING a 0.00430 acre sidewalk easement lying in the Noah Tevis Survey, Abstract No. 52,
Jefferson County, Texas, and being part of Lot lA, Replat of Lots 1 & 2 of Christ Community
Subdivision, recorded in Clerk's File No. 2023032930 of the Map Records of Jefferson County,
Texas, also described in an instrument to KCG Prado Place,LP,recorded in Clerk's File No. 2024-
30623, of the Official Public Records of Jefferson County, Texas, said sidewalk easement being
more particularly described by metes and bounds as follows:
Note: All bearings and coordinates are based on the Texas Coordinate System of 1983 (NAD83),
South Central Zone.
BEGINNING at a rod capped"MW Whiteley" found at the intersection of the south right of way
line of Hollywood Street, a 60' wide public roadway, and the east right of way line of 1 lt�' Street,
a 80'wide public roadway, for the northwest corner of said Lot lA and the northwest corner of the
herein described easement;
THENCE North 86°20'48" East, along the south right of way line of said Hollywood Street, the
north line of said Lot lA and the north line of the herein described easement, a distance of 15.14'
to a point for the northeast corner of the herein described easement,from which a rod capped"MW
Whiteley" found for the northeast corner of said Lot lA bears North 86°20'48"East, 285.39';
THENCE South 42°21'17"West,across said Lot lA and along the east line of the herein described
easement, a distance of 2.02'to an angle point in the east line of the herein described easement;
THENCE South 53°11'27"West, across said Lot lA and along the east line of the herein described
easement, a distance of 7.36'to an angle point in the east line of the herein described easement and
