Tt�e casement l�erein granted sl-iall be used for the pLirpose of placing, constructing,
operating, repairing, rebtiilding, replacing, relocating, removing sanitaiy scwer lines and
appurtenances, and the £ollowing rights are also 1-iereby conveyed:

Grantor agrees not to place any structures or appurtenances within the Easement
Property.
Grantee shall not be responsible for the repair and replacement of any paving or other
structures within the Easement Property.
TO HAVE AND TO HOLD the above-described easement and right-of-way unto the said
CITY OF BEAUMONT, its successors and assigns forever.

Beaumont, Jefferson County, Texas
BEING a 10 feet wide exclusive sanitary sewer easement containing 1500.00 square feet situated
in the James Drake Survey, Abstract No. 18, Jefferson County, Texas and being out of and part of
Lot 8 of the F.E. Baird Subdivision, a subdivision of the City of Beaumont, Jefferson County,
Texas, according to the plat thereof recorded in Volume 3, Page 83, Map Records, Jefferson
County, Texas and being out of and part of that certain tract of land being all of Lots 8, 9 and 10
of the F. R. Baird Subdivision as described in a "Warranty Deed With Vendor's Lien" from Doris
West to Willie B. Fielder and wife, Thelma J. Fielder as recorded in Film Code No. 100-81-0962,
Official Public Records of Real Property, Jefferson County, Texas, said 1500.00 square feet
easement being more particularly described as follows:
NOTE: All bearings are referenced to the common line between Lots 2 and 3 of
the said F.E. Baird Subdivision as SOUTH67°12'00"WEST as recorded in Volume
3, Page 83, Map Records, Jefferson County, Texas. All set S/8"iron rods set with
caps stamped "WHITELEY".
BEGINNING at a 5/8" iron rod found for the most Southerly corner of the easement herein
described, said corner also being the common corner of Lots 2, 3, 7 and 8 of the said F.E. Baird
Subdivision, the same being the most Southerly corner of the above referenced Fielder tract and
being the most Westerly corner of that certain tract of land being all of Lots 6 and 7 of the F.E.
Baird Subdivision as described in a "General Warranty Deed" from Christine I. Lorenz,
Independent Executrix of the Estate of Ida Leanna Rode, Deceased, and Anna Peterson,
Individually, and Harriet Peterson Brown,Individually,to Douglas Oneil Smith and wife,Barbara
Ann Smith as recorded in Volume 2124, Page 306, Deed Records, Jefferson County, Texas and
from said corner a 5/8" iron rod found for the most Westerly corner of Lot 2 and the most Southerly
corner of Lot 3 of the said F.E. Baird Subdivision bears SOUTH 67°12'00" WEST a distance of
150.18 feet;
THENCE NORTH 22°42'S0" WEST, along and with the boundary between the Southwesterly
line of the said Lot 8 and the Northeasterly line of the said Lot 3, for a distance of 10.00 feet to a
point for corner (unable to find or set corner due to debris) and from said corner a 1/2" iron rod
found for the most Westerly corner of the said Lot 10 and the most Westerly corner of the said
Fielder tract bears NORTH 22°42'S0" WEST a distance of 129.98 feet;

THENCE NORTH 67°12'00" EAST,over and across the said Lot 8 and 10 feet perpendicular and
parallel to the Southeasterly line of the said Lot 8, for a distance of 150.00 feet to a 5/8" iron rod
set for corner, said corner being in the Northeasterly line of the said Lot 8 and the Southwesterly
right-of-way line of Grand Avenue (based on a width of 60 feet};
THENCE SOUTH 22°42'S0" EAST, along and with the Northeasterly line of the said Lot 8 and
the Southwesterly right-of-way line of Grand Avenue, for a distance of 10.00 feet to a 5/8" iron
rod set for corner, said corner being the most Easterly corner of the said Lot 8 and the most
Northerly corner of the above referenced Lot 7, the same being the most Easterly corner of the
said Fielder tract and the most Northerly corner of the said Smith tract;
THENCE SOUTH 67°12'00" WEST,along and with the boundary between the Southeasterly line
of the said Lot 8 and the Northwesterly line of the said Lot 7,the same being the boundary between
the said Fielder tract and the said Smith tract, for a distance of 150.00 feet to the POINT OF
BEGINNING and containing 1500.00 Square Feet,more or less.
Surveyed on June 30, 2025. This legal description is being submitted along with a plat based on
