STAFF REPORT
Matthew and Kimberly Moyle, are seeking approval ofaSpecific Use Permit toallow aneating
place to he located at 2090 Broadway. The proposed "'Moyle Manor" is e concept designed
around traditional southern afternoon tea. The proposed tea room, will boast traditional
southern, hospitality with baked goods, tea sandwiches, and carefully selected teas. In addition,
the Moy|es will maintain their residency on the upper floor of the historically preserved and
restored home. Parking is provided directly across the street in an existing parking lot. This is e
great example ofadaptive reuse toa historic structure
Planning staff recommends approval of the request with the following conditions:
l. Construction plans must meet all requirements by Water Utilities for water and sanitary
sewer services, including any requirements of the City's back -flow, pre-treatment
and/or FOG program.
2. The establishment and property premises shall be in compliance with the building code,
fire code, zoning code, offenses and nuisance code, health and sanitation code and all
other applicable codes ofthe city.
Please note that final occupancy approval is subject to review and acceptance of submitted
plans and field inspections toverify compliance with applicable codes.

Together, we bring over 60 years of combined experience in the culinary and hospitality

communities to Hollywood stars. Matthew Moyle is o hospitality professional with experience in
the ski resort industry as well as luxury hotels and resorts.
our professional backgrounds include work at distinguished properties such as Gaylord Hotels,
Marriott, Canyons Resort, Devil"s Thumb Ranch, The Historic Brown Palace, and Sundance
Resort. It is this wealth of experience and our shared passion for service and tradition that we
bring 10Moyle Manor.
We believe Moyle Manor will add a distinctive and valuable cultural experience to Beaumont. It
will enhance the appeal ofthe historic district, support tourism, and offer residents aunique
