Mr. Hamdan is requesting a zone change from R-S (Residential -Single Family Dwelling) to {S[^K4D (General Commercial Multiple — Family Dwelling) or a more restrictive zoning district. In March ofthis year a request was submitted fora Certificate ofOccupancy (CO)for atire shop at this location. Due to the current zoning district being designated as residential, the CO was denied as that use is not permitted within a residential zoning district. If approved, this Rezoning request could result in "'spot zoning", by introducing a higher density, commercial use into a predominantly single-family residential area of Concord Avenue.
