SUBJECT: To consider a request for a Specific Use Permit to allow truck parking and storage
within a GC -MD (General Commercial — Multiple -Family Dwelling) District.

STAFF REPORT
Dustin Byerly is requesting a Specific Use Permit to allow truck parking and storage at 4010
Fannett Road. This property was recently subdivided and previously operated as a Vehicle
Storage Facility for towed cars.
According to the City' s Comprehensive Plan this property is located within the "'Conservation
Revitalization" area. Such areas are "Built up areas where a significant portion of the area is
experiencing influences such as incompatible land uses, dilapidated and derelict structures, a
de terioroting or poor public infras tructure, and a decline in population and in the number of
housing units and businesses. Immediate octions are needed to precent continued deterioration
and to reverse and repair those conditions."
The development of the site would be consistent with the existing development to the west.
Staff recommends approval of the request with the following conditions:
1. Any construction plans must meet all requirements by Water Utilities for water and
sanitary sewer services, including any requirements of the City"s back -flow pre-
treatment and/or FOG program.
2. Any construction plans shall comply with all applicable Fire and Building Codes.
3. Any installed lighting shall be diverted from residential uses to the north and east.
4. The development be in strict compliance with the City of Beaumont Landscaping and
Screening Requirements.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with applicable codes.

The proper culvert has been installed and cleared. The adequate
