STAFF REPORT
Carlton Sharp is requesting a Rezoning for approximately llZ acres more or less located north
and east of 7720 Helbig Road from R-S (Residential — Single Family Dwelling) and A-R
(Agricultural- Residential) to a PUD (Planned Unit Development) to support a high quality
development.

retail and institutional- under comprehensive development plan. It offers greater design
flexibility compared to traditional zoning district, including options for duster housing,
appealing to residents seeking larger homes with smaller private yards, shared open spaces,
and public amenities.
Drainage District #6has noted that there are several significant drainage features, Ditches 905
905-A and 905-B all traverse the site and sever as critical outfall routes for the area. A detailed
exhibit titled "DOG EXHIBIT"' has been provided by the Drainage District. This attachment
includes HDAR imagery and maps identifying the drainage ditches and their outfall locations
across the property.
Before any development of this site occurs, a Specific Use Permit must be approved to
establish the land use and density plans.
Planning Staff recommends approval of this request.

formal request fot a zoiiing chuge. for the t4ree parcels located on Helbig Road —Jefferson
County Appraisal District (JCAD) Parcel Its 63601, 63599, and 03597 -hi stipporL of a
proposed mixed -use development,
This project envisions a modern, community -centered (levelopn-tent that thmightfully combines
residential housing, limited neighborhood -serving commercial con'tponents, and opeai green
space. OLir intention is to create a Drell -Integrated enviroinnent. that encourages walkability,
economic vitality, and livability for fu[ure residents and stirrounding neighborhoods.
The current zoning designation for these parcels does not allow for the intende(I mix of uses. We
therefore. request that the zoning be changed to Plamied Unit Development (PUD) or another
appropriate classification that will accommodate the flexibifity needed to realize this vision.
We are prepared to work collaboratively with the Plannhig and Zoiiing Division and all relevant
city depcartments to ensure the projoet. 8JigIIS With City platlDing objectives, Ihifrastructure
capabilities, and developmejit standards, We also welcomuid-ance, on design considerations
and publio engagement as part of the approval process.
