We are requesting a variance of the property setback rule set forth by
the planning and zoning department on three sides of our property
(front, rear and exterior side). The front of the property faces Buford
St. and we are requesting a maximun) set back for 10 ft. (reduction of
10'). The rear of the property faces a vacant lot and we are requesting
a maximum set back for 10 ft. (reduction of 6). The exterior side of
the property faces Irving St. and we are requesting a maximum set
back of 5 ft. (reduction of 10').

We are reqUesting a variance from the setback requirements as outlined by the City of BeaumoiiVs
Planning and Zoning Department. This request pertains to two sides of our property: the rear and one
exterior side.
The specific setbacks we are requesting are as follows:

a reduction of 5 feet,

We respectffilly ask for your consideration in granting this variance, as our proposed development
will contribute positively to the community and surrounding area. The property is bordered by vacant
lots on two sides and is adjacent to two cross streets, which minimizes any potential negative impact
on the public. Additionally, the majority of the surrounding area consists of commercial properties,
making our proposed use compatible with the existing character of the ncighborhood.
