In the City of Beaumont Ordinances, PUD is a zoning district. The current zoning is LI (Light
Industrial) and GC-MD (General Commercial - Multiple-Family Dwelling). To change the zoning to
PUD requires a zone change. Mr. Boone, our director, was of the opinion that RM-H would be a
better zoning choice than PUD.

Hello Adina, thank you for the quick response, but I don't understand how a PUD would also
require a zoning change as well.. If the property was zoned for MH then what would the
purpose of a PUD be? We are trying to bring a great project to the City, and would appreciate
any input you can give us..

Rather than a zone change, how about if we request a PUD Planned Urban Development then this way we
don't change the zone.Just a PUD Period.

I apologize for getting this information to you so late. I was out of the office for a week, and
City Hall was closed yesterday.
I've been discussing the rezoning of 8780 Eastex Fwy. with Mr. Boone. He feels it would be
much more favorable to rezone the property to RM-H (Residential Multiple-Family Dwelling
- Highest Density) instead of RS (Residential Single-Family Dwelling) due to the large RM-H
property located on the south side of Chinn Road. It is the closest residential zoning.
Unfortunately, it is too late for the legal notice to keep this item on the September agenda.
Changing the request to RM-H will require waiting for the October agenda. Our
recommendation will be much more favorable with the RM-H zoning. RS may require a
recommendation of denial.
Please let me know what is decided no later than noon tomorrow as we must get the packet
out soon.
