STAFF REPORT
Stoney Petit, is requesting a Specif 1c Use Permit to operate an Artisan off ice and shop at 450
Bowie Street in the CBD (Central Business District). Anderson Artisans is a skilled carpentry
business specializing in creating one'of a -kind wooden pieces. The Central Business District is
intended to accommodate the commercial offices and service, residential and public activities.
The use of the property as a business office and shop could aid in economic growth of the
downtown area. Although the CBD district does not have parking requirements, our City"s
Traffic Engineer has reviewed the proposal and has no immediate concerns.
Staff recommends approval of the request with the following conditions:
l. Construction plans must meet all requirements by Water Utilities for water and sanitary
sewer services., including any requirements of the City's backflow, pre-treatment and/or
FOG program.
2. Construction plans shall comply with all applicable Fire and Building Code requirements.
3. All operations of the business shall remain in compliance with Article 12.08 of the City of
Beaumont Code of Ordinances.
Please note that final occupancy approval is subject to review and acceptance of submitted
plans and field inspections toverify compliance with applicable codes.

We met with engineering prior to submitting this request, there are
not concerns at this time with traffic.
The hours of operation for the Anderson Artisan's will be-
7:20am-4:00prn. We have a dust collection system, and there should
not be any fumes or odor. The wall are solid niasonry, we cannot
imagine that any noise or vibration would carry outside the building.
All lighting will be angled to where it will not disturb or adversely
affect neighboring properties.
We will have fencing, and all our materials and operations will he kept
inside our enclosed structures and not become unsightly to to the
downtown area.
The intended use of the property aligns with long-term visions and
land use guidelines outlined in the city's comprehensive plan,
ensuring the development is consistent with the community's overall
development goals and zoning regulations as laid out in the plan.

I am writing to formally request a specific Use Permit to allow for Anderson Artisans
to work as a carpentry company in the shop area of the existing building located at 450
Bowie St, Bea u mont, Texas 77701. Anderson Artisans is currently mobile, pe rf ormi ng their
operations on site, with storage of material, tools not in use, and trailers at 145 N. 13' st,
Beaux ont Texas 77702. The Anderson Artisans will be setting up a perm rent shop at the
address on Bowie St. They wM be storing their trailers and materIaLs in the newly
constructed accessory building at the Bowie location as weR.
Anderson Artisans is a skilled carpentry trade business that specializes in
constructing, repairingy and installing wooden structures and components for buildings,
including waLts, floors, doors, and custom woodwork such as crown and molding. They
also fabricate, one off, custom architectural features which this new shop Wilt allow them
to do more efficient) with better quality control. Anderson Artisans have been In business
since 2019 working for Anderson Homes as a sub -contracted carpentry company, as well
as performing projects independently directly for other customers. They will operate
between the hours of 7:30am to 4:00pm -
