According to the Comprehensive Plan the property is located within a "Conservation
Revitalization Area," such areas are built up areas where o significant portion of the o/eois
experiencing influences such as incompatible lund uses, dilapidatedand derelict structures, a
de te riora tin gorpo�p ublic infras tru c ture,, ondodeclineinpop ula1ion andin th enumbe r of
housing units and businesses. Immediateoctions ore needed to prevent continued deterioration
and boreverse and repair those conditions."
The proposed Rezoning appears bzalign with the Comprehensive plan asitwould foster the
continued growth of the commercial businesses fronting along South llt�' street. Additionally,

uses.
