This item was tabled by default as no quorum was met for the joint public hearing at the
Planning Commission meeting held September 16, 2024.
Gerald Farhaisrequesting approval ofa Rezoning from RM'H (Residential Multiple Family —
High Density) District to GC-MD-2 (General Commercial Multiple Family Dwelling-2) District, to
the properties located west of 6130 Calder Avenue. The purpose of the rezoning is to allow for
commercial development.
According to the Comprehensive Plan the property is located within a "Community Center"".
Such areas may include "hospitals, branch libraries, governmental agencies, major office
complexes, regional shopping centers and high density residential deve|oprnent."
The proposed Rezoning appears to be in accordance with the Comprehensive plan as it would
foster thecont1nuedgrowth ofthe"Cornrnunitv[enter".Addit\onaUythepropeMLyfrontsan
arterial road, which typically encourages high density commercial uses.
Plannins staff recommends approval of the request.

To Whom It May Concern:
We are requesting the zone change of approximately 2.b acres
from RM-H to GC -MD 2 to facilitate a new Chick-fil-A
restaurant and small retail centers in conjunction with the entire
4.1 acre tract. Currently the western 1.5 acres is zoned GC -NO.
We respectfully request the zone change to concur with the
neighboring uses to the cast and west of general commercial
uses, which we feel are the highest and best use of the property.
The addition of a facility of this nature will compliment and
advance the value and conformity of said neighborhood.
