This item was tabled by default as no quorum was met for the joint public hearing atthe
Planning Commission meeting held September 16, 2024.
Michael Leduc is requesting approval of a Specific Use Permit to allow a warehousing and
storage facility at 2710 Gulf Street. This property previously operated as a furniture and home
accessories store but has been vacant for a number of years. The applicant intends to store
supplies and materials to maintain rental real estate properties.
Avvanehous|nQ and storage facility would be compatible and consistent with existing land uses
in the immediate vicinity ofthis property.
Staff recommends approval of the request with the following conditions:
l.Any construction plans must meet all requirements by Water Utilities for water and
sanitary sewer services, including any requirements ofthe [h«sback-flow
pre-treatment and/or FOG program.
2. Any construction plans shall comply with all applicable Fire and Building Codes.
3. Any installed lighting shall be diverted from residential uses to the east and southeast.
Please note that final occupancy approval is subject to review and acceptance of submitted
plans and field inspections to verify compliance with applicable codes.

77703 that was previously and currently Used as a warehouse/storage. The
purpose of this letter Is for application for SUP/Rezone as a
warehouse/storage and to complete a certificate of occupancy. Scope of work
that will be done to the building in include:
El ctrlcal upgraded to current code permit waiting on fine
—Painting and maintenance of the exterior anti cleaning up of overgrown
weeds on the back side of the property.
—Clean up Interior of all material loft by previous rnor and general
maintenance to Include repairs and painting
The property will be used as a warehouse/storage for Paul2 for current and
