STAFF REPORT
The City ofBeaumont Planning Division requests approval torezone S895LafnDrive from R-S
(Residential Single -Family Dwelling) District to L| (Light Industrial) District. The northern half of
this site is currently used as the [h«s landfill and is zoned U while the southern half remains
undeveloped and zoned R-S. Planning staff is recommending amending the zoning district of
the city -owned properties to have a consistent zoning district and minimize any delays to future
projects or expansion of the landfill.
According to our Comprehensive Plan of Beaumont the property is located within the
designated "Landfill" area. This request appears to align with the plan.

Dear Planning Commission and City Council,
The Planning and Community Development Department is seeking approval of a
Rezoning to city -owned lots located at 5895 Lafin Drive. The northern half of this site is
currently used as the City of Beaumont's landfill and zoned Ll (Light Industrial) District,
while the southern half remains undeveloped and zoned R-S (Residential Single -Family
Dwelling) District. The intent of the request is to properly amend the zoning district of
the property to minimize any delays to future projects or expansion of the landfill.
The use of a landfill is permitted within the Ll (Light Industrial) zoning district.
