STAFF REPORT
Caitlin Button of DRC Construction, L,L.C. is requesting approval of a Specific Use Permit to
allow oduplex at5445Garner Road. The existing structure iscurrently vacant and inhabitable.
DRC ConstrucLlon, Ll.C. |ntends to construct a duplex to rent the units. This w/U) |ncrease
housing stock in Beaumont and offer a variety in housing types for tenants who do not wish to
reside inanapartment.
According to our City's Comprehensive Plan the property is located within the "Stable
A/ea."Such areas are �uilt up areas which are generally characterized by good to excellent
structural conditions and neighborhoods that onefheefronnblighting influencessuch os
incompatible land uses., dilapidatedand defictbuildings and deteriorated orpoor public
infras tructure. Vacantporcels wh ichmoyexis tore good to excellen/de velopmentsites. "This
request appears to align with our City's Comprehensive Plan of Beaumont.
Staff recommends approval of the request with the following conditions:
l. Construction plans must meet all requirements by Water UtUt[es for water and sanitary
sewer services, including any requirements of the City's backflow, pre-treatment and/or
FOG program.
2. Construction plans shall comply with all applicable Fire and Building Code requirements.
3. /\4'wide sidewalk shall beinstalled along Garner Road.
Please note that final occupancy approval is subject toreview and acceptance ofsubmitted plans
and field inspections toverify compliance with applicable codes.

To whom it may concern:
DISC Construction LLC would like to install a duplex in the place of the single-family home for 2 reasons:
It will replace the current house, which has been vacant and is now inhabitable, with a home that will be new
and up to code.
With a duplex, we can maximize the need for housing to folks that want a little land and don't want to rent an
apartment.
