PZ2023-412 STAFF REPORT The Port of Beaumont requests a Rezone to a 2.76-acre portion of property located at 412 Emmett Avenue and properties adjacent to the north and west and 1353-1399 Park Street from C-M(Commercial ' Manufacturing) toP[}(Port Development) District. They intend todevelop the site to accommodate truck queing,, cargo storage and workforce development to increase efficiency of operations and adjust to the growing infrastructure needs associated with moving good and services toand from the Port.
