STAFF REPORT
Mohammad Mukhtar is requesting a Rezone with a Specific Use Permit to allow a motor vehicle
dealer at219OCalder Avenue. The subject property islocated atthe southeast corner ofthe
intersection at McFaddin Avenue and N. 6t" Street and is to be rezoned from RCR-H (Residential
Conservation RevitaQzation—H\storic)to (SC-MD-2 (General Commercial Multiple -Family
Dwelling-Z). Rezoning this property to GC-MD-2 is consistent with the adjoining zoning district,
and allows for conditions that can provide a buffer for surrounding residential properties.
Prior to a Certificate of Occupancy, an 8' wood or masonry privacy fence will be required for the
entire length of the eastern property line to serve as a buffer from the residences to the east.
Additionally, all lighting must be directional and shielded from all residential properties.
Staff recommends approval with the following conditions:
l. All lighting installed must be directional and shielded from all re.sidentia| properties to
the northwest, north and east.
2. Shall install [Ywood ormasonry fence along the entire length ofthe eastern property
3. All business operations shall be in compliance with Section 28.04.007 Performance
Standards.

We are using only parking lot which has 2 driveways all the loading
and exchange of the vehicle will be inside parking area this will not be
any problem for anybody moving around.
We are not going to have any repair shop which can be
uncomfortable or noisy, any paint fume or smell.
We will have security lights focused toward inside the parking lot not
toward other property and surveliance cameras will be monitoring
property 24 hours.
The parking lot already exists, we are not going to build any more
buildings on the property.
