This item was tabled from the August 21. 2023 Planning Commission meeting due to a lack of
quorunn.
Nancy Resendez is requesting approval for a Rezoning from R-S (Residential Single -Family
Dwelling) to GC -MD (General Commercial —Multiple-Family Dwelling) for the property located
at 1845 S. Major Drive. This property abuts GC-MD-2 zoning district and is near the
intersection ofMajor Drive and Washington Boulevard, two major arterial streets. [ornrnon
planning practices encourage commercial uses along arterial and collector streets. Hovvever,
this site abuts residentially zoned property on the east,, south and west sides of the property.
Staff recommends approval of Rezoning from R-S to GC-MD-2 (General Commercial — Multiple
FarnUyDvveU1n8-2). This district would require a Specific Use Permit for any commercial use,
affording the neighboring properties the benefit ofadditional notifications and public hearings
before such use could be established on the property. The owners are selling the property
contingent upon the results ofthis case.
