STAFF REPORT
Nancy Resendez is requesting approval for a Rezoning from R-S (Residential Single -Family
Dwelling) to GC -MD (General Commercial — Multiple -Family Dwelling) for the property located
atI845S.Major Dhme. Major Drive is considered an arterial roadway and common planning
practices encourage commercial uses along such roads. However, this site abuts residentially
zoned property on the east, south and west sides of the property.
Staff recommends approval of rezone from R'Sbo GC-MD-2 (General [onnmnemda| — Multiple
FanmUyDw/eUing-2). This district would require a Specific Use Permit for any commercial use,
affording the neighboring properties the benefit of additional notifications and public hearings
before such use could be established on the property. The owners are selling the property
contingent upon the results ofthis case.
