This office will serve asthe Heart &Lung Center ofSoutheast Texas ofBeaumont. The construction will consist ofbrick one-story building with eleven (11) parking spaces and two (2) ADA spaces. Two (2) medical offices exist along Blackmon Ln Professional Plaza and various medical offices are established directly south of this property. The addition ofthe Heart & Lung Center appears tobeanappropriate use within this area. Planning staff recommends approval of the request with the following conditions: l. Construction plans must meet all requirements by Water Utilities for any water and sanitary sewer improvements, including any requirements of the City's backf|ovv pre' treatment, and/or FOG program. 2.
