FILE: PZ2023-40 STAFF REPORT Aaron Ward, on behalf of Adrian Hopkins with Christ Mission Temple, requests a Specific Use Permit boexpand the church located atl685Pennsylvania Street. The site has anexisting structure being used as a church and they wish to add an activity building south of it. The church holds weekly services onSunday, Monday, and Wednesday. According to the City's Comprehensive Plan, this property is located within the "'Conservation and Revitalization" area. Such areas are, "built 4pareas where o significantportion nfthe area is experiencing influences such as incompatible land uses, dilapidatedstructures, o deteriorating or poor public infrastructure, and a decline in population and in the number of housing units and businesses. Immediate actions are needed bzprevent continued deterioration and to reverse and repair those conditions." Staff recommends approval of the request with the following conditions: I. Construction plans must meet all requirements by Water Utilities for any water and sanitary sewer improvements, including any requirements of the City's backflow, pre-treatment, and/or F.O.G. program. 2. Construction plans must meet all Fire and Building Codes requirements. Please note that final occupancy approval is subject to review and acceptance of submitted plans and field inspections to verify compliance with applicable codes. Exhibits are attached.
