STAFF REPORT
Chontae Tates is requesting a Specific Use Pernnit to allow a duplex at 1725 Threadneedle
Street. This property islocated within the RS(Residential Single Family Dwelling) district and
assuch atwo-family dwelling requires aSpecific Use Permit. The structure will beone-story
with two units for a combined total of 2,012 square feet. The hours of operation will be
Monday through Saturday from gann to 5prn until the duplex is complete.
According to our City's Comprehensive Plan the property is located within a ""Conservation and
Revitalization" Area. Such areas are, "built up areas where o significant portion of the area is
experiencing influences such cfs incompatible land uses, dilapidatedstructures...vocamtparcels
Staff recommends approval of this request with the following conditions:
1. Install 4' wide sidewalk to connect to the existing sidewalk system.
2. The lot shall be graded to drain towards the street and not onto adjacent properties,
