FILE: PZ2023-21 STAFF REPORT Larissa Payton requests a Specific Use Permit to allow a contractor office with fabrication and outside storage atS4SCenter Street. The intent ofthe business lstofabricate tiny homes and container homes on a trailer for easy delivery to clients. They will have two (2) to three (3) homes ondisplay onthe southeast corner ofthe property. This building does not have running water; as such they propose to have a portable bathroom onsite for customers and employees. They will employ one to six (6) individuals to staff the business with operational hours being Monday toFriday 8arnto5prn. They intend toemit no|s,eofnogreater than 1OOdecibels due to the use ofatable saw. Planning staff recommends approval of the request with the following conditions: l. Construction plans must rneet all requirements by Water Utilities for any water and sanitary sewer improvements, including any requirements ofthe [|t«'sbacWlow,pretreatment, and/or FOG program as well as all applicable Building and Fire Codes. - 2. All business operations shall be in compliance with Section 28.04.007 Performance standards. 3. My company would like permission to Building Tiny Homes and Container homes lnthis location. VVeare constructing the Tiny Homes onpre-bought trailers designed for this purpose. We are NOAH certified and the work is inspected and audited at each stage of construction. The Tiny Home units will be built at this location but sold and picked up by the customer. It is a pull behind unit (with a truck, etc.) We will have two or three homes on the site for viewing but primarily will custom build toorder. The container homes will beprimarily built onthe client's site, but the one |nthe shop istoshowcase what we can do. The Tiny Houses and the Container house will be displayed on the corner of Calder and Center St, inside the fenced area. There isapodapotty for the worker's use and adumpsterfor waste. There isnorunning water onsite, hence the portapotty. Hours of Operation are 8arn-5prn. If there are deadlines to be met, there could be extended work hours. There is an office in the warehouse where meetings will be held. There will be one office person on site for the day to day operation. There will also be 4-5 workers in the warehouse depending on tasks for the day. There will be a minimum of I person and a maximum of 6 people in the shop on any given day. Noise levels will bemaximum 1OOdecibels due touse oftable saw. Circular saw, dh|Lhammer and nail, nail gun, and hand tools are well below these decibels. Hearing protection will be provided for the safety of the workers. Please let me know if you need anything else.
