Faust Engineering & Surveying, Inc. is requesting Preliminary Plat approval for Spring Wood,
Section 4. The project is located within the City of Beaumont at the northwest end of Alexis
Street, northwest ofP\YD Road. The development is a 4.63 -acre, sixteen (16) lot, single fi-imily,
residential subdivision. Rachel Lane, a residential street, will have a 50' right-of-way and 28"
wide pavement. The extension of Alexis, a minor collector, will have a 60" right-of-way and 38'
wide pavement. Utilities will be provided by extenslon of City of Beaumont water and sewer.
The water line at the end of Rachel Lane and Alexis Street should remain on the same side of the

The Planning staff recommends approval with the following condition:
1. Construction plans must meet all City of Beaumont standards.

Re: Spring Wood, Section 4
Attached for consideration is a Preliminary Plat for Spring Wood, Section 4, The subdivision will
take up 4.63 acres, being a part of Tract I of a deed described in Clerk's rile No. 2016035967 of
the Jefferson County Official Public Records.
Our proposed access comes directly from Alexis Street. Water and Sewer services will be
extended from the existing sections of Spring Wood. For storm sewer, we plan on utilizing the
existing layout constructed for Section 1, Section 2, and currently being constructed for Section
3, which extends to the adjoining DD6 ditch,
Per your requirements., we have attached the following items:
1) 2 copies of the Preliminary Plat.
2) 2 copies of the Preliminary Drainage Plan
3) 2 copies of the Master Plan.
4) 2 copies of the Master Drainage Nan.
5) Deed showing client ownership of said tract.
6) A check to the City for $35 to cover city fees.
