FILE: PZ2022-508 STAFF REPORT Property owner, Ramiro Nunez is requesting a Certificate of Appropriateness for a new home to be constructed at 2627 Hazel Street. The proposed home will be approximately IlOO sq. ft. in size. The construction methods employed would dictate that the house is to be constructed with a 4" slab foundation with wood framing, and horizontal smart siding and windows will be two (2) panes in appearance. The roof will have a G"overhang and comprised of charcoal architectural shingles. The home will be painted repose grey with the trim, fascia, and soffits to be bright white. It will include a single car garage with anautomatic door. Lastly, the front door will bewalnut |ncolor with four (4) panels with one over four (4) lite glass. Planning staff recommends approval subject to the following conditions - I. Roof overhang minimum shall be twelve inches (12"). 2.
