the property located at2ZOAvenue A. The property iszoned H|(Heavy Industrial) and therefore
requires e2S'building setback from the abutting astreet hght'of-vvay. The applicant requests the
required setback to be reduced from 257 to {Y to accommodate an open air roof addition. The addition
will extend to the existing fence line with all structural supports being within the property. if granted,
this will allow his employees to conduct work under a roof to be protected from elements of weather.
Please see the site plan located in your packets for a visual reference of the aforementioned.
The applicant shall have the burden of proof to demonstrate that all three conditions necessary for
approval have been met.-

VVW4C— VV)ne Mesh Corporation is a Company focused on the manufacture of Wire and Mesh for the
Construction Sector. With our 9 Production Plants around US we look for accomplish all of our customer's
orders.
Part of our growth Strategy includes the relocation of Wire equipment to our Plant in Beaumont located
in 220 Avenue A, Beaumont TX 77701. This, to increase our control of Production Schedules and internal
For that reason, its required to build an 'open -air' Roof attached to the existing Ha I I to cover the area due
to the now arrangement of the existing Equipment. The extension is planned to be composed by Steel
Columns and Roof; no walls are required.
Unfortunately, the Projected Roof extension covers the25' Setback from the property Line required in
the Zoning Codes. (see image belovv.

In that sense, we are applying for a Variance, answering the following requested conditions:

hardship relating to convenience, financial considerations or caprice, and the hardship must not
