SUBJECT: Consider a requcst for a Specific Use Permit to allow a vehicle storage facility in
a GC -MD (General Commercial — Multiple -Family Dwelling) District.

Obay Nascr requests approval of a Specific Use Permit to operate a vehicle storage facility
located at 1035 Grand Street. Mr. Maser has been operating with Hawk Towing Service for
three (3) years and is relocating his business to be in conjunction with an existing automotive
repair shop. A total of four (4) employees, to include two (2) drivers, One mechanic, and one
office person el. Section 28.04.008(15) Special Conditions states, "in C/ GGAID Disti-icy` a

City of Beauniont Police Department requires all towing services to be registered with the City,
in addition to bearing proof of being licensed and permitted as a tow truck pursuant to state

statutes. In order to be considered on the City"s Tow Rotation list, the towing service must have
a physical location and be Billy registercd with the City, including adhering to all requirements
as set forth in Section 6.08 Tow Trucks, Towing Companies and Tow Truck Operators of the
City's Ordinances.
Staff recornmends approval with the following conditions:
1. The applicant shall be in conforniance Nvith all City of Beaumont Police requirements.
2. The applicant shall obtain an issued Certificate of Occupancy from Building Codes.
3. Inoperable vehicles shall not be located outside of private property.
4. If applicable, any lighting installed on the property shall deflect away from neighboring
residences.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with. applicable codes.

All necessary requirements for the city and police dept. will be met.
We designed the fence to insure that all required measurements will
be met to insure that the right of way for pedestrian and vehicular
traffic will not be affected.
All Mechanic work will be done during business hours and inside the
designated area.
All lighting will be directed to the inside of the property fence.
Landscaping will be maintained as is.
We have taken into consideration all of the environmental , city
regulations and the police dept. requirments.

First, we want to say TMank You for your time, we really appreelate you hearing us.
My mime is Olay Naser, I have been in the towing service for S years and with Hawk
Towing for 3 years. I feel that I ant more than ready to advance my career into
something more. We are asking for a permit to open a Vehicle Storage Facility at the
current location that we have an Automotive Repair shop, 1035 Grand st, -Beauniont Tx

asking for this change due to the main requirentent for "llow Rotation is having a VSF to
hold the Vehicles until further notice. If a pp roved, We, a re b opi Ut g to start building H Eft
security fence immediately so that we way be, added to the Rotation list ns soon as
possible.
As of now we have 2 Tow Truck drivens, I Mechanic and I Office
personnel for total of 4 employees,
