Richardson, Planning Director SUBJECT: Consider the Preliminary Plat of Reverend Elijah Domoneck, Jr. Subdivision, Section TWO FILE: Preliminary Plat - Reverend Elijah Domoneck, Jr. Subdivision, Section Two STAFF REPORT The Planning Director recommends approval of the Preliminary Plat. The subdivision is in compliance with City Codes and the Comprehensive Plan. Reverend Domoneck will develop eight single family residential lots on a 1.86 acre tract of land out of parts of the Beaumont Improvement Company Subdivision, a rural subdivision platted in 1910. Signora Lane and Minnie Drive will serve the new lots. The lots will face Minnie Drive, a cul-de-sac. The addition is south of and abutting the four lots on Bennett Road which were platted in 1995 as Section One of the Reverend Domoneck, Jr. Subdivision. To the west on Bennett are the four lots platted in April 1997 as the Ronald Domoneck Subdivision. The average lot size proposed is 54'x 108'. The lots conform to the Subdivision Ordinance design regulations. After this plat was distributed to all interested parties several comments were returned to the Planning Division. Concerns regarding the proposed drainage plans were made by the City Engineer and by DD#6's consulting engineers. These concerns have been addressed by Faust Engineering, the developer's consulting engineer. Other items addressed concerned street lighting, lot widths, the size of the cul-de-sac, and other minor items. All of these items have been resolved to the satisfaction of the staff. Elijah Domoneck Jr., Section Two Dear Sirs: Enclosed are twenty five (25) prints, a check for the filing fee, and a copy of the drainage calculations for the Preliminary Plat for the Rev. Elijah Domoneck Jr., Section Two Subdivision for consideration by the Planning and Zoning Commission. Utilities to serve this project are present along Bennett Road and will be extended in the proposed Sinora Lane and Minnie Drive to serve these properties. A drainage easement will be extended from the end of the cul-de-sac on the east fine of the subdivision to a concrete lined drainage ditch located south of the property. This street extends south 266' from Bennett Road. It then turns 90' east for 270 feet as Minnie Drive where it terminates in a cul-de-sac. DRAINAGE: Storm sewers will take flow to the cul-de-sac and thence south in a dedicated easement to a DD#6 ditch. Drainage plans must be approved by the City Engineer, J. P. Colbert, and also by Drainage District No. 6, Richard LeBlanc, General Manager. GENERAL INFORMATION/PUBLIC UTILITIES continued SANITARY SEWER SERVICE: FIRE PROTECTION: ADEQUACY OF SERVICE: A 6" water line will be extended south and east from the existing line in Bennett Road in the street right-of-way. A 6" sanitary sewer will be extended south and east from the existing line in Bennett Road in the street right-of-way. Fire protection is from Station No. 2, Wilson and Ironton. Proposed utility lines and public services are adequate.
