FILE: 1363-P Mr. Yomi Ogunbiyi of Rose -Wale Homes wishes to build a two-story, four -unit apartment on two lots located on the south side of Laurel Avenue between Fifth and Sixth Streets. Each unit will have one bedroom and one bath. This application complies with the eight conditions for approval of a specific use permit. Exhibits are attached. That directional lighting will be provided so as not to disturb or - adversely affect neighboring properties; x 7. That there are sufficient landscaping and screening to insure harmony and compatibility with adjacent property; and x 8. That the proposed use is in accordance with the Comprehensive Plan. x x I ANALYSIS continued This application is in compliance with the eight conditions necessary for approval. Comments on items I and 8 follow: I The apartment will be compatible with the neighborhood. There are several vacant lots in the block on Laurel and along South Street to the south. An old store is on Lot I at the comer next door to the subject site. The existing residential structure on the subject property was converted to a duplex several years ago. The apartments will be built behind the house and parking and drives will be developed on Lot 3. The proposed development will provide new housing in an area that has seen no residential development in many years. 8. The Comprehensive Plan designates this area as Conservation and Revitalization. This request is in compliance with the Comprehensive Plan. SANITARY SEWER SERVICE: There is a 6"' sanitary sewer in the street. FIRE PROTECTION: Fire protection is from Station No. 7, 1700 McFaddin, ADEQUACY OF SERVICE: Services and utilities are adequate.
